With so much at stake, foreclosure is never a good thing for anyone involved. Since commercial real estate foreclosure doesn’t involve someone’s personal home, it is sometimes seen as a lesser deal than residential foreclosure. Yet residential homes can be casualties in the aftermath of commercial real estate foreclosure, since any other property owned can be attached with a lien to cover any additional money still owed. Commercial loan foreclosure is serious business, which often leads to wage garnishment for years following.
Obviously, it is in your best interest to avoid commercial real estate foreclosure no matter what it takes. State laws dictate how long a foreclosure process may take, so you need to do a little research and find out what you state law says. You have up until the moment of sheriff’s sale to pull your property out of foreclosure. If you can find a way to pay what you owe and bring the loan up to date or even make a payment arrangement with the lender, you must take immediate action to solve the problem before it is too late. Fees are added to your account the longer your property sits in commercial real estate foreclosure, so you are less likely to save it the longer you wait.
Finding Help
It is very important to make sure that you find some sort of help to pull you out of the commercial real estate foreclosure process if you are not able to come up with the funds to do it yourself. Fortunately, there are resources out there that could potentially help. If you have received a breech of contract letter from your lender, look for a list of government and nonprofit sources that could help. This is not to say that they can all help you but it is certainly worth a shot.
You might be tempted to ask friends and family to help raise the money somehow, but make sure you can pay them back before going there. You will never know who will have the means and will to help you out until you step out and ask. You never know, if some of them understand the heartache that goes with commercial real estate foreclosure they may be eager to step up and help. You must set aside your pride and feelings and get the job done because there won’t be much time to find a solution. Just start looking around to see what options are out there for you and get started on getting everything back in line.
